Commercial laneway is a classic design best suited for properties with 50’ frontage. The living/dining space features 10’+ high ceilings that brings in natural light through the large patio doors at grade in addition to the transom windows above. The access to the bedrooms is through a hallway to create privacy and separation from the living space. A high ceiling above the bathroom is used for mechanical units, like HRVs. The primary bedroom has a connected, 3 piece bathroom. This design can also be modified to suit slightly sloped sites by adding steps from the rear yard entry.

Hourly rate for additional services (if applicable): 

  • Feasibility Study ($150 for principal, $100/hour for senior designer): Work with Lanefab to explore building massing placement options and modify the design to suit your unique needs and site.
  • Interior Design ($85/hour for the design): Develop design plans and specs suitable for construction, including cabinetry layouts, lighting and electrical plans and interior design specs.
  • Estimating, Permit & Construction Details (Base fee for stages, plus additional $70/hour, if committed to building with Lanefab): Develop design plans suitable for permit, including structural engineering, survey, arborist report, warranty, etc.
